The new student housing project is CRG’s second development at the University of Oregon and will open for the 2027/2028 academic year.

Chapter Alder is a new 15-story, 491-bed student housing high-rise adjacent to the University of Oregon campus. Located at the intersection of 13th Avenue and Alder Street — an area known as West Campus that is fast becoming the epicenter of student life at the University of Oregon — Chapter Alder will place residents less than one block from the main campus gateway and Memorial Quad.

The site is also steps from the Lillis Business Complex, Lokey Science Complex, Erb Memorial Union, Knight Library, Student Recreation Center, and Hayward Field. Sharing the block with the iconic Duck Store and Flock 13, Chapter Alder will offer unmatched proximity to academics, recreation, and retail.

Targeting delivery ahead of the fall 2027 academic term, Chapter Alder will include 133 fully furnished units in a mix of studio, one-, two-, four- and five-bedroom floor plans. Each residence will be appointed with contemporary, tech-forward finishes and feature stainless steel appliances, in-unit laundry, and high-speed internet.

To support both academic success and a dynamic student lifestyle, Chapter Alder will include a comprehensive amenity package mirroring the upscale offerings at Chapter Eugene — a nearby community CRG and Kenter Capital delivered in 2024 — and other Chapter communities around the country. They include modern private and group study spaces, a state-of-the-art fitness center and multiple outdoor social areas. A rooftop terrace will feature a Jacuzzi with spa and cold plunge overlooking campus, while an elevated outdoor patio will house fire pits and grilling stations. The building will also offer secure parking and ample bike storage.

Chapter Alder is being developed in partnership with Kenter Capital and was designed by LJC, a subsidiary of CRG’s parent company, Clayco. Its first floor includes 2,200 square feet of retail space, envisioned as quick-service restaurants or coffee shops.

With Chapter Alder, CRG continues to expand its national portfolio of purpose-built student housing. This announcement follows the firm’s recent groundbreaking of Chapter Mifflin in Madison, Wis., and Chapter Ann Arbor in Ann Arbor, Mich.

CRG’s robust development pipeline reinforces the firm’s strategy of investing in vibrant university markets where enrollment growth and housing demand remain strong. CRG’s student housing and multifamily team has a strong track record, including the development of over 50,000 beds across more than 80 university markets nationwide. The firm will continue to seek investment opportunities near major tier 1 universities for similar high-quality student housing projects.
