The multitude of hospitals and medical centers in the Near Southside bring a large number of visitors and employees to the area, creating a strong demand for “essential” rental housing.

Broadway Chapter is a 5-story wood-framed multifamily housing complex in Fort Worth, Texas. Located on two acres at the corner of Hemphill Street and West Broadway Avenue, this project offers a mix of studio, one- and two-bedroom apartments, including 15 one-bedroom lofts boasting 20-foot ceilings, and 4,500 square feet of indoor amenity space to include a library, a state-of-the-art fitness center with Peloton bicycles and a yoga area, and a resident lounge with coffee bar. Outdoor recreational amenities include a landscaped courtyard and sun deck with an infinity-edged swimming pool, in-pool loungers, grilling stations, dining areas, fire pit and terrace seating.

Additional resident amenities include secure bike storage and a five-story parking garage, accessible from Grainger Street and connected to the west side of the building. The site offers wireless connectivity at speeds of up to 1GB with coverage to include all common areas, including the lobby, lounge and outdoor recreation areas.

Broadway Chapter, located at 401 Hemphill Street, is ideally positioned in Fort Worth’s Near Southside district, a mixed-use, walkable urban neighborhood located less than one mile from the city’s downtown. The Near Southside serves as Fort Worth’s design district, boasting more than 70 creative firms, and the city’s medical district where the area’s largest hospitals are located including Cook Children’s Medical Center, Baylor Scott & White All Saints Medical Center, Texas Health Harris Methodist Fort Worth and John Peter Smith Hospital. Near Southside residents also enjoy some of the city’s most celebrated restaurants, along with a vibrant arts and cultural scene as recently acknowledged by the Texas Commission on the Arts when the area was awarded the prestigious cultural district status in 2020.

CRG worked in partnership with Near Southside, Inc.’s ArtSouth community art program to identify an artist to create a 5,000-square-foot mural covering the southern façade of the parking garage, visible from W. Peter Smith Street. Through its community-led selection process, ArtSouth commissioned North Texas artist Eric ‘Drigo’ Rodriguez to install an original work, Cosmic Journey, created specifically for Broadway Chapter. The mural will be officially unveiled in June.

Our integrated developer, CRG, recently completed a parking garage project in Fort Worth utilizing a local artist to create a one of a kind piece of art to enhance the facade and engage the community.

Our team worked with a community. organization to participate in locating local artists and then operated as a jury to choose an artist who best reflected the community aspirations and our cultural commitment and personality. We involved the direct community as judges and voices and interviewed 85 artists.

We have already identified a few local Dallas artists in addition to our contact list from the Fort Worth project to review options for this project. The process took about five months and our team is available to bring this differentiator to the Fair Park First Parking Garage if there is interest.
